As well as being leaseholders and expected to abide by the covenants contained within their leases, when leaseholders operate as landlords they are also expected to abide by the legislation that surrounds subletting. There is specific legislation to tackle so-called ‘rogue landlords’ and protecting tenancy deposits, and legislation that has produced two new regimes for landlords when they want to serve s21 eviction notices. There is legislation that compels landlords to check the immigration status of their tenants and health and safety legislation covering smoke and carbon monoxide alarms, furniture and furnishings, electrical equipment, and general products that are supplied to the property.
